Case Study: BSR Approved - Cladding Remediation & Balcony decking Replacement– Victoria House, Canada Water, London

Project Overview: DMC Walling completed the final phase of a Building Safety Regulator (BSR) approved fire safety remediation project at Victoria House, Canada Water, delivering the replacement of combustible timber cladding, balcony decking and substrates, installation of fire breaks, and associated external works. Delivered within an occupied residential building over an eight-week programme, the project was completed safely, on time, and to the highest quality standards, significantly improving the building’s fire safety compliance while minimising disruption to residents.

Project Duration: April 2026 – June 2026

Scope of Work: Removal and replacement of existing combustible timber cladding with non-combustible panels, replacement of balcony decking and substrate, installation of fire breaks, scaffold access and associated external remediation works.

Project Description: Following approval from the Building Safety Regulator, DMC Walling returned to Canada Water to carry out comprehensive external remediation works at Victoria House, as part of a fire safety improvement programme for the residential development. The works included the removal of approximately 51 timber cladding panels and replacement with compliant non-combustible systems, alongside replacement of 24 projecting balconies decking and it substrate.

The project was delivered within a live residential environment, requiring close coordination with residents, building management, and the client team to minimise disruption while maintaining safe access throughout the duration of the works.

Challenges Faced:

  • Our main challenge was submitting to and then waiting for approval from the Building Safety Regulator, a process that took over 18 months.
  • Making sure all BSR requirements are being met.
  • Delivering project within 8 weeks.

  • Successful completion of all cladding remediation and balcony decking replacement works within the programmed 8-week duration.
  • Improved fire safety compliance across the building envelope and balcony areas.
  • Safe project delivery with controlled site operations and continuous quality monitoring.

Resident Liaison Officer: After 16 months awaiting approval from the Building Safety Regulator, the residents of Victoria House were extremely cooperative throughout that time and once DMC’s work commenced. Throughout the project, residents were kept thoroughly updated with necessary letters and monthly newsletters, recapping the completed work during the month prior, and informing them of what to expect over the course of the upcoming month.
